GILLHAM ROW MIXED-USE REDEVELOPMENT PROJECT

Urban Coeur Development/Urban Realty Interests, Inc. undertook a complex redevelopment of an historic area south of Crown Center associated with the early automobile industry in Kansas City.  Through extensive neighborhood engagement, multiple property acquisitions and the creation of a sustainable URD, a true mixed-use master plan for this urban core brownfield was crafted.  

This multi-block project features over 30 unique condominium units, several apartments, two restaurants with patios, open floorplate offices, both institutional and industrial tenants and a privately developed park open to the public in perpetuity.  In addition to these varied mixed uses, the development drew on the rehabilitation of both historic and non-historic resources, as well as complementary, modern infill housing, in order to provide attractive choices to people from a wide range of socioeconomic groups.

Considerable team work was necessary to allow the attention to detail that makes Gillham Row successful.  Integrated planning elements included environmental remediation, Missouri 353 tax abatement utilization, street vacation, state historic tax credits and extensive coordination with city officials overseeing zoning, building codes, utilities, transit and boulevard/parks requirements.  

By focusing on community connections and designing an environment focused on safety, this award winning community has evolved into a dynamic and desired neighborhood node. Features including balconies, hand-crafted details, rear loaded parking, indigenous trees and commissioned artwork, give the overall development an authentic feel. In total, Gillham Row serves as an excellent example of how to resurrect a section of the urban core that has good bones, but is need of thoughtful and creative solutions.
